Thinking about listing your property on Airbnb in Halifax?
Before you welcome your first guest, you’ll need to complete a Airbnb registration process that involves both Halifax Regional Municipality (HRM) and the Province of Nova Scotia. While the Airbnb registration process is straightforward, it can take several weeks to complete, so it’s important to plan ahead.
At DaVinci Property Management, we regularly assist property owners with short-term rental setup and compliance. This Airbnb registration guide outlines the current registration process and what you can expect.
Step 1: Confirm Your Property Complies with HRM Regulations
Before registering with the Province, your property must comply with Halifax’s Short-Term Rental regulations.
The first step is contacting HRM and confirming that your property meets zoning requirements for short-term rental use.
We recommend calling 311 and asking to speak with the Short-Term Rental department. An agent can review your address, provide preliminary guidance, and explain the specific requirements applicable to your property.

Once approved, HRM may provide documentation such as a zoning confirmation letter or other supporting documents required for Provincial registration.
Step 2: Register with the Province of Nova Scotia
After obtaining the necessary HRM approvals, you can register your property through the Nova Scotia Short-Term Accommodations Registry.
Provincial Registration Portal:

The Province requires all short-term accommodations to be registered before operating.
Registration fees vary depending on property classification and can range from approximately $50 to $2,000.
Annual renewals are required and currently renew each year on April 1.
Understanding Property Classifications
The Province classifies short-term rentals into different categories.
Many Halifax homeowners fall under the Primary Residence Host category, meaning the property being rented is their principal residence.
Other properties may be classified as Commercial Short-Term Accommodations and are subject to different requirements and fee structures.
The Province will determine the appropriate classification during the registration process.
How Long Does Airbnb Registration Take?
Based on Provincial guidance and our experience assisting owners, the full registration process can take anywhere from 1 to 3 weeks depending on:
• HRM review timelines
• Property zoning requirements
• Completeness of documentation submitted
• Provincial processing times
Property owners planning to launch an Airbnb should begin the registration process well before their desired listing date.
Don’t Forget Tax and Insurance Considerations
Before operating a short-term rental, we strongly recommend speaking with both your accountant and lawyer.
Important considerations may include:
• HST registration requirements
• Income tax reporting obligations
• Principal residence implications
• Capital gains considerations
• Insurance coverage requirements
• Mortgage lender restrictions
Addressing these issues early can help avoid surprises later.
